Description
An absolute waterfront block (with a rocky foreshore) that has spectacular
views to the north, west and south. A Property Assessment was prepared
on the 23-1-05 which indicates that the block is suitable for a
3 bedroom dwelling using a standard septic system. Council criteria
would require 40 metres of trenches for a 5 bedroom dwelling using
a waste water treatment plant.
Location
The block adjoins Rocky Point Reserve, which is the closest
point to the mainland (the most favoured location for the 'mythical'
bridge). This is a possible future landing site for a barge service
from Cabbage Tree Point (4k away), which would give faster vehicle
access to both the Gold Coast and Brisbane CBD (this was proposed
at the time of the Draft Regional Plan. The current route from Russell
to Redland Bay is 8k direct or 12k via the other islands. Barges
and waterbuses will have problems coping with the traffic on these
long routes as population grows.)
The
block may have potential for a restaurant etc to service passing
traffic if a barge service eventuates. Also other business would
be possible such as backpackers and kayak hire etc. This may require
rezoning. The extra vehicle traffic would go via Glendale Rd turning
onto Southend road. The block is 7.2 km from the main shopping and
business centre.
The
block has a large electricity tower beside it. The tower was built
tall to span across Moreton Bay (the voltage is not very high).
According to the bay islands development Association the towers
are aging and will cost $4,000,000 to replace. It may be cheaper
to eventually run the power underwater. The one good thing about
the tower is that we have a reserve on that side. Obviously, you
would build as close as possible to the waters edge.

2m just before the waters edge. Bangalow and Glendale road are connected.

Standing beside the block, looking southwest from Rocky Point Reserve
where there is a boat ramp suitable for 4WD access at high tide.
It is a very beautiful and peaceful part of the island. To the south
of here there are some beaches that you can walk along at low tide.

In the middle distance you can see Little Rocky Point on the Mainland
2k away. To the right is the mouth of the Logan River which gives
boat access to Beenleigh. On the left in distance you can see Cabbage
Tree Point.
